_rL I N - ' 2 2 = T HI_I 1 S : 24 F•
MEMORANDUM
TO:
FROM
DATE:
RE:
FILE NO:
northwest associated consultants, inc.
Little Canada City Council
Stephen Grittman
21 June 1989
Little Canada - Mac's Models
758.09 - 89.26
Enclosed is an analysis of the parking requirements for the Mac's
Models CUP proposal. In summary, the site plan submitted by the
applicant is not able to supply a sufficient number of parking
stalls of standard dimensions to meet the proposed use's parking
demand based on square footage of the building. With a redesign
and improvements of the parking lot to current City requirements
including paving, striping, and curbing, we estimate that 33
spaces could be provided. The applicant may be able to qualify
with the 33 if he can demonstrate that the operational hours of
the "test track" and the other business uses of the property do
not conflict, thus allowing a joint use of the space,. The
applicant should be cautioned that expansion of the proposed use
may not be permitted if more parking cannot be accommodated.
cc: Annette Freeman
John Palacio
Tom Sweeney
Don Carley
Dean Nelson
Page 48
