In summary, the site plan submitted by the <br />applicant is not able to supply a sufficient number of parking <br />stalls of standard dimensions to meet the proposed use's parking <br />demand based on square footage of the building. With a redesign <br />and improvements of the parking lot to current City requirements <br />including paving, striping, and curbing, we estimate that 33 <br />spaces could be provided. The applicant may be able to qualify <br />with the 33 if he can demonstrate that the operational hours of <br />the "test track" and the other business uses of the property do <br />not conflict, thus allowing a joint use of the space,.
