northwest associEted cons <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />Little Canada City Council <br />FROM: Kris Aaker /Steve Grittman <br />DATE: 5 July 1989 <br />RE: Little Canada - B -W District Uses <br />FILE NO: 758.09 - 89.26 <br />ItEnts, inc. <br />The following performance standard is listed to generate <br />discussion about a possible amendment to the B -W Business <br />Warehousing District. <br />Commercial Recreational Uses. Currently, only bowling alleys, <br />dance halls, skating, theater (indoor only), and sports and <br />health clubs are listed as permitted commercial recreational <br />uses. There had been a request by a Mr. Dean Nelson in June 1989 <br />to operate a radio controlled car track within the I -P District. <br />The June 5, 1989 planning report issued by our office regarding <br />this matter suggested that the Planning Commission and Council <br />determine the use status of the facility because the use isn't <br />specifically addressed within the Ordinance. Our office feels a <br />radio controlled vehicle track (indoor only) would be an <br />appropriate permitted use within the B -W District (to carryover <br />into the I -P District's permitted uses). <br />With the limited amount of commercial recreational uses listed in <br />the Ordinance, the expansion or addition of new commercial <br />recreational uses in the B -W District has become difficult. <br />There is very little room for interpretation with the five (5) <br />uses listed.
