northwest associated consultants, inc. <br />PLANNING REPORT <br />TO: <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />BACKGROUND <br />Little Canada Planning Commission <br />Robert Kirmis /Stephen Grittman <br />2 August 1989 <br />Little Canada - Rice at C Center IT PUD <br />758.09 - 89.19 <br />Sherman - Boosalis is seeking to amend their earlier approved Rice <br />at "C" Center PUD by reconfiguring the retail development <br />locations. The applicant proposes to construct a 10,400 square <br />foot addition to an existing commercial center located directly <br />northeast of the intersection of Rice Street and County Road C <br />(see Exhibit A and B). In addition, a 2,400 square foot free- <br />standing retail structure (Rapid Oil Change) would be constructed <br />proximate to the proposed commercial center expansion (see <br />Exhibit C). The entire commercial development would consume the <br />same three parcels of land as the originally approved PUD and <br />comprise a site area of 3.6 acres. <br />The submitted plans represent the third development alternative <br />presented by the applicant. A brief summary of each is provided <br />below. <br />Proposal #1'(Exhibit E). <br />Submitted in the Spring of 1987, the proposal consumed the sane <br />parcel configuration as the latest developtrtent proposal.
