northwest associ2ted consult2nts, i
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 12 September 1989
RE: Little Canada - Redlund Garage CUP
FILE NO: 758.09 - 89.53
BACKGROUND
Mr. Stephen Redlund has requested a Conditional Use Permit to
allow the reconversion of unfinished space back to an attached
garage. The property currently has a detached garage in front of
the single family house. A CUP is required for a second garage
structure accessory to a residence.
ANALYSIS
The proposed garage space was originally planned to be converted
to living space with the addition of the detached garage by a
previous owner. The applicant wishes to reconvert that space
back to an attached garage, leaving the detached garage in place.
As all structures have already been built, there are no new
setback issues involved in this application. As with all such
proposals, we would recommend that the City add a condition to
any approval that no commercial use is made of the garage
facilities.
RECOMMENDATION
We recommend approval of the Redlund CUP subject to:
o No commercial use is made of the garage structures (attached
or detached).
,o No outdoor storage other than that allowed by Ordinance.
o Comments of other City staff.
cc: Kathy Glanzer
John Palacio Don Carley
Thomas Sweeney Stephen Redlund
4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 fax 925 -2721
Page 56
