MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 1989 <br />Costa asked what the building separation would be. <br />Noreen pointed out that phase 3 would be a mirror -image <br />of phase 1 and the building separation would be 44 <br />feet. Noreen also explained the circular route for <br />truck traffic entering and leaving the site. <br />Costa asked why an entrance /exit was not planned for <br />Nadeau Road. <br />Noreen replied that the purpose is to keep traffic on <br />Country Drive and away from the residential development <br />to the west. <br />Drabik asked if the width of Country Drive will <br />increase and if the Commission should be concerned <br />about the additional traffic this development will <br />generate on Country Drive. <br />The City Planner reported that there are plans underway <br />for the upgrading of Country Drive, however, he did not <br />believe that the street width would be increased. The <br />Planner reported that Country Drive has the ability to <br />meet the traffic needs that will occur as a result of <br />this development. <br />Noreen continued to describe the building, reporting <br />that it is proposed as 1 story in height and will be <br />constructed of precast concrete panels with decorative <br />rock -faced brick. There will be glass used in the <br />facade for an office image, rather than warehouse or <br />industrial image. <br />Herkenhoff asked about parking. <br />The City Planner reported that the parking proposed is <br />adequate. The Planner also reported that the City <br />Engineer has reviewed the drainage and found it to be <br />acceptable, however, a permit is required from the <br />watershed. <br />Costa asked if the drainage will run north or south. <br />Noreen reported that he understands that it will run <br />south and will be coordinated with the upgrading of <br />Country Drive. In the interim to the Country Drive <br />project, run -off will be surface drained to the ditch <br />at the front of the property. <br />Page 6 <br />
