MINUTES PLANNING COMMISSION DECEMBER 14, 1989 Costa asked what the building separation would be. Noreen pointed out that phase 3 would be a mirror -image of phase 1 and the building separation would be 44 feet. Noreen also explained the circular route for truck traffic entering and leaving the site. Costa asked why an entrance /exit was not planned for Nadeau Road. Noreen replied that the purpose is to keep traffic on Country Drive and away from the residential development to the west. Drabik asked if the width of Country Drive will increase and if the Commission should be concerned about the additional traffic this development will generate on Country Drive. The City Planner reported that there are plans underway for the upgrading of Country Drive, however, he did not believe that the street width would be increased. The Planner reported that Country Drive has the ability to meet the traffic needs that will occur as a result of this development. Noreen continued to describe the building, reporting that it is proposed as 1 story in height and will be constructed of precast concrete panels with decorative rock -faced brick. There will be glass used in the facade for an office image, rather than warehouse or industrial image. Herkenhoff asked about parking. The City Planner reported that the parking proposed is adequate. The Planner also reported that the City Engineer has reviewed the drainage and found it to be acceptable, however, a permit is required from the watershed. Costa asked if the drainage will run north or south. Noreen reported that he understands that it will run south and will be coordinated with the upgrading of Country Drive. In the interim to the Country Drive project, run -off will be surface drained to the ditch at the front of the property. Page 6
