EXHIBIT I -A All that part of the Southeast 1/4 of Section 7, Township 29 North, Range 22 West which lies Southerly of a line run parallel with and distant 175 feet Southeasterly of the following described line, herein after to be referred to as line 1: Beginning at a point on the West line of said Section 7 distant 508.2 feet North of the Southeast corner thereof; thence run Easterly at an angle of 89 °42' with said West section line (when measured from North to East) for 125.04 feet; there deflect to the left at an angle of 21 °49' for 2046.9 feet; therce deflect to the right on a ten chord spiral curve of decreasing radius (spiral angle 1 °07'30 ") for 150 feet; thence deflect to the right on a 1 °30' circular curve (delta angle 35 °06') for 2340 feet ana there terminating. Also which lies southwesterly of the following described line to be herein after referred to as line 2: From a point on the South line of said Section 7, distant 801.47 feet West of the Southeast corner thereof; thence N 0 °41'09" West at an angle of 90 °41' with said South section line (when measured from East to North) for 790.03 feet; thence deflect to the left at ang angle of 90 °00' for 170 feet to the point of beginning of the line to be described; thence run Northwesterly to a point which is 175 feet Southeasterly (measured at right angles) from a point on Line 1 described above distant 3550.4 feet Nortleasterly of its point of beginning (when measured along said Line 1); Also which lies 1esterly and Northwesterly of the following described line: 2eginni.ng at the point of beginning of above described line 2; thence S 00 °41'09" East 83.82 feet to the Northwesterly line of the St. Paul Water Works right of way as now established; thence South 38 °01' West along said Northwesterly right of way line 498.62 feet; thence sosthwesterly along said Northwesterly right of way along a tangential curve to the right 405.12 feet, radius of 1382.64 feet, delta angle of 16 °47'165 long chord of 403.67 feet bears South 46 °24'39" West to a point 33 feet Northerly of, as measured at right angles to, the South line of the Southeast 1/4 of said Section 7; Also which lies Sortherly of a line 33 feet North of, as measured at right angle to, the South line of,the Southeast 1/4 of said Section 7; And also which lies Northerly and Easterly of the following described lines: Commencing at the Southwest corner of the Southeast 1/4 of said Section 7; thence North 89 °59'51" East (assumed bearing) along the South line of said Southeast 1/4 a distance of 118.30 feet to the centerline of existing railroad track; thence North 16 °39'08" East along said centerline 34.44 feet to a point 33 feet North of, as measured at right angles to, the South line of said Southeast 1/4; thence North. 89 °59'51" East parallel to said South line 52.19 feet to a point on the Southeasterly line of the Minneapolis, St. Paul and Sault Ste.
