Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 2 April 1990 <br />RE: Little Canada - North Suburban Lot <br />Split /Variance <br />FILE NO: 758.09 - 90.22 <br />BACKGROUND <br />Mr. Richard Schreier has applied for a lot split and variance to <br />allow subdivision of the "triangle" parcel and the intersection <br />of New County Road C and Old County Road C. The property is <br />zoned R -2, Medium Density Residential. The developer wishes to <br />subdivide the parcel into two separate lots to accommodate two <br />two - family structures, a total of four units. A variance is <br />being requested from the lot area requirement of 15,000 square <br />feet for two family structures. One lot would be approximately <br />15,150 square feet (conforming) and the other would be 14,560 <br />square feet (non- conforming). The proposed structures would <br />meet all required setbacks. <br />ANALYSIS <br />This parcel has undergone a number of development proposals and <br />analysis over the past several years. In March of 1988, our <br />office prepared a land use analysis of the site based on the <br />City's Comprehensive Plan policies and general planning <br />principles. A copy of that report is attached for your <br />reference. The recommendation from that study suggests a niid <br />density residential land use which would allow four to six <br />dwelling units. <br />The current proposal would result in four units, well within <br />Comprehensive Plan guidelines for medium density. The parcel <br />consists of 29,718 square feet. The subdivision proposal comes <br />282 square feet short of the 30,000 square feet necessary for two <br />fancily lots.
