MINUTES <br />PLANNING COMMISSION <br />April 5, 1990 <br />THEIS <br />SUBDIVISION <br />SUBDIVISION <br />& VARIANCE <br />FOR LOT AREA <br />NORTH <br />SUBURBAN CO. <br />Pedersen asked if there was anyone from the general <br />public present wishing to comment on the final plat. <br />There was not. <br />Pedersen recommended approval of the final plat for the <br />Mid Oaks Addition as submitted by Ron Palmen subject to <br />the recommendations of the'City Planner and City <br />Engineer. <br />Motion seconded by DeLonais. <br />Motion carried 6 - 0. <br />Mr. Tom Theis appeared before the Commission requesting <br />approval of the subdivision of one lot into two for the <br />property located at 644 East County Road D. Theis <br />reported that the City approved this same request about <br />one year ago, however, approval lapsed since he did not <br />file the subdivision within the required time period. <br />DeLonais asked about the dirt that is stockpiled on the <br />property. <br />Theis replied that the property has clay soils, and he <br />was able to obtain sand at no charge. Therefore, he <br />has it stockpiled on the lot and when a house is <br />constructed, he plans to remove three feet of the clay <br />and replace it with compacted sand. <br />Pedersen recommended approval of the Tom Theis <br />subdivision request to divide the property at 644 East <br />County Road D into two lots. <br />Motion seconded by DeLonais. <br />Motion carried 6 - 0. <br />Mr. John Seibel, representing Dick Schrier of North <br />Suburban Company, appeared before the Commission <br />requesting approval to divide the property on the <br />southeast corner of Old County Road C and County Road C <br />into two lots as well as a variance since one of the <br />lots will be less than the 15,000 square feet in size <br />required. Seibel reported that plans are to develop a <br />duplex on each of the lots. iStreet access would be <br />from Old County Road C with the backyards of the <br />duplexes facing County Road C. <br />Page 3 <br />
