iV1INUTES <br />PLANNING COiVINIISSION <br />APRIL 13, 2006 <br />Duray asked about handicapped parking at the site. The Planner replied <br />that every building is required to have handicapped parking, and suggested <br />that the Code Enforcement Officer will verify the existence of this <br />parking. Foley stated that he would comply with whatever is required. <br />Socha recommended approval of the Conditional Use Permit allowing an <br />indoor, retail used-car dealership at 200 Ryan Drive as requested by Devin <br />Foley subject to compliance with the recommendations of the City Planner <br />as outlined in his April 7, 2006 report and emphasizing that there is no <br />outdoor storage or outdoor display of vehicles allowed as part of this <br />business. <br />Motion seconded by McGraw. <br />Motion carried 6 - 0. <br />PUD - Steve Poindexter, Active Sports, appeared before the Commission <br />3203 COUNTRY requesting that the application for PUD Permit for 3203 Country Drive <br />DRISrE - be tabled until the May Planning Commission meeting. Poindexter <br />KCM reported that they are still in negotiations with Carl Johnson for the <br />HOLDINGS purchase of the site, and had hoped to have those negotiations finalized by <br />this evening's meeting. Poindexter indicated that they anticipate having a <br />purchase agreement signed within a few days. Poindexter also reported <br />that they have hired an architect to do site drawings reflecting their plans <br />for the property. These drawings will address the issues raised by the City <br />Planner in his Apri17`~' report. <br />Knudsen noted that the most significant issue raised by the Planner <br />appears to be Mr. 7ohnson's desire to retain pylon signage for his business. <br />Poindexter reported that the signage is not an issue for them. KCM <br />Holdings and Active Sports have moved the signage issue out of the <br />negotiations with Mr. 7ohnson. Poindexter indicated that they are <br />agreeable to whatever signage plan the City of Little Canada agrees to. <br />I{nudsen noted that the proposed signage on the building may not be <br />acceptable. The City Planner reported that the amount of signage that is <br />allowed on the building is a simple calculation, and noted that the pictures <br />in the Commission's packet are merely illustrations at this point. <br />Poindexter indicated that the diagrams before the Commission are pre- <br />concept at this point. The architect will be working on the site and <br />building diagrams and will address all the issues raised by the Planner. <br />1 <br />10 <br />
