family. A reasonable single family home has three or more bedrooms. We would like to build an
extra bedroom so that our house meets the standards of a practical single family home. We are
trying to build an addition that will add to the livability and comfort of our home. Our current
kitchen is too small to even have a table in it. The kitchen is only about 7 feet wide for most of
its short length. The second room that we would like to add would be an extension of the kitchen
into a dining room so that we can sit down as a family and have meals together. The addition that
we are proposing would extend the North end of our house by a maximum of 15 feet, a total of
550 square feet, but would increase the livability of our house by an immeasurable amount. We
are proposing to build off of the existing line of the house because of the structure of the house,
specifically the placement of the existing rooms and the roofline, but also because we are unable
to shift the proposed addition ten feet to the west. If we were to attempt to put our proposed
addition the suggested 10 feet further from the road and still increase our house by 550 square
feet we would be forced, due to the afore mentioned topography of our land, to add on two long
narrow rooms which would only minimally improve the quality of our house.
The variance to allow us to add a modest addition to accommodate our growing family is in
keeping with the spirit and intent of the ordinance. We are asking for this Conditional Use
Permit and/or variance for a reasonable use: the modest addition of two upstairs rooms and a full
basement room underneath. The proposed addition would come straight off the North end of our
house and would not be obtrusive or obscene structure from any view. The variance for which
we are asking is for an addition to a house in a residential area, which maintains the essential
character of our residential neighbor.
Due to the unique circumstances: the wider than normal right of way, the easement of the gas
lines, the environmental concerns of the property, and the basic Layout of the house, we are
limited in the area in which we can build. The proposed addition of residential living space to a
residential property is within the vision of the ordinance. In order to increase the Livability of
our house we are asking you to grant us the Conditional Use Permit and/or variance so that we
may build our addition. We thank you for your time and assistance in this matter. Please do not
hesitate to contact us with any questions or concerns.
Thank you.
Sincerely,
Brian and Tonia Bevers
,~
%~ 1~~-
,8
