This proposal <br />would detach a small part of Lot 2 and add it to Lot 1. Both <br />lots are currently vacant. Attached are copies of the plat and <br />of the resubdivision proposal. <br />ANALYSIS <br />The purpose of the subdivision is to allow the driveway for Lot 1 <br />to access the property at an easier grade. The property and the <br />street slope significantly in this area. Both Lots 1 and 2 will <br />continue to meet all width and area requirements for R -1 District <br />lots. The primary issue we would see in this request is that an <br />existing stone wall, which terminates on Lot 2, would terminate <br />on Lot 1 under the proposal. When a house is constructed on Lot <br />2, access to the lower portion of the lot will have to be through <br />the wall at some point. The manner in which this will occur <br />should be specified by the developer.
