I A Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kris Aaker /Stephen Grittman <br />DATE: 8 June 1990 <br />RE: Little Canada - Unocal 76 CUP Request <br />FILE NO: 758.09 - 90.38 <br />BACKGROUND <br />The Unocal 76 service station, located at I -35E and Little <br />Canada Road, has submitted an application for a conditional use <br />permit to install a pre - fabricated, skid mounted propane motor <br />vehicle fuel dispenser. The dispenser consists of one 1,000 <br />gallon storage tank (41 inches O.D. and 16 feet in length), pump, <br />meter, and a hose. The Unocal 76 station is located within a B- <br />3, General Business Zoning District. Please refer to attached <br />site plan for reference. <br />ISSUES ANALYSIS <br />In processing the application, the proposed bulk storage of <br />propane use has been identified as a conditional use within the <br />B -3 Zoning District. It should be noted, however, that the <br />Unocal 76 service station is also a conditional use within a B -3 <br />Zoning District and is currently operating (by our understanding) <br />without a required conditional use permit. As such, a <br />conditional use permit should recognize both the service station <br />use and the accessory use of bulk outdoor storage of propane gas. <br />As per the Zoning Ordinance (Section 921), the Planning <br />Commission shall require a conditional use permit upon the <br />finding that the requested use meets each of the following <br />criteria: <br />1.
