LESSEE'S DESIGNEE: <br />5. USE OF LEASEHOLD. Said land and premises as <br />described herein shall be used exclusively for such lawful <br />purposes as shall be required by Lessee and allowed by the City of <br />'Little Canada and State of Minnesota pursuant to a Class A <br />Charitable Gambling License. In the event that Lessee is denied <br />such' license, this Lease shall become null and void. <br />6. CONCESSION OPERATION. Lessor agrees to provide <br />Lessee concession services to all bingo events during the term of <br />this lease and any extensions or renewals thereof. All proceeds <br />from the sale of concessions shall be the sole property of Lessor. <br />Lessor shall occupy the space shown as an exception on the floor <br />plan attached to this Lease as Exhibit A without obligation to pay <br />rent or any other fees to Lessee. Lessor shall be responsible for <br />the payment of water, gas, and electric utilities consumed in the <br />concession operation and shall install, at its expense, separate <br />meters for such utilities. Lessor shall have the exclipive right <br />to sell concessions at the bingo operations of Lesseelipon the <br />leased premises. Lessee agrees that it shall not sell concessions <br />of any nature upon the leased premises during the term of this <br />Lease. <br />7. RENT. The Lessee agrees to pay as annual rent for <br />said 'land and premises, the sum of $33,798.43, payable $2,816.54 <br />per month. This shall entitle the Lessee to operate one (1) day <br />per week in the leased premises. The rent payable hereunder is <br />due in monthly installments, in advance, on the first of each <br />month duping the term. Of the rent payable, the allocation of <br />costs and expenses is as follows: <br />Base Rent <br />Real Estate Taxes & Assessments <br />Insurance <br />Utilities (Water, Gas, Electric) <br />Maintenance, Management & Reserves <br />$ 19,571.43 <br />3,562.55 <br />584.45 <br />2,500.00 <br />7,580.00 <br />8. ADDITIONAL EXPENSES. <br />a. In any year in which the real estate taxes and <br />assessments exceed the 1987 base of $1.6025 per square foot, <br />Lessee shall pay its prorata share thereof, said amount shall be <br />due upon submission to Lessee of a statement for such real estate <br />taxes accompanied by a copy of the County tax statement for the <br />land and building of which the leased premises are a part. <br />b. In any year in which the insu.gance premiums exceed <br />the 1987 base of $.2628 per square foot, Leasea, shall pay its <br />prorata share thereof, said amount shall be due upon submission to <br />Lessee of a statement therefor. <br />Page 7 <br />
