Agenda Item 4 <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 5 March 1990 <br />RE: Little Canada - Carl Buechler Lot Split /PUD <br />FILE NO: 758.09 - 90.11 <br />BACKGROUND <br />Mr. Carl Buechler has requested a subdivision of his property at <br />104 -106 County Road C. The property contains a double home and <br />is zoned R -2, Medium Density Residential. The lot split would <br />result in a zero lot line arrangement which requires a Planned <br />Unit Development. This type of project is allowed by Conditional <br />Use Permit. <br />ANALYSIS <br />Mr. Buechler received approval for a similar project in 1984 for <br />property located at Jackson and East Rose Place. This project <br />resulted in separate legal ownership by previous tenants of a <br />rental building. The current proposal on County Road C is <br />intended to serve a similar purpose. The City will require a <br />survey of the property to establish legal descriptions for the <br />newly established parcels. <br />SUMMARY AND RECOMMENDATIONS <br />We recommend approval of the PUD /subdivision for Carl Buechler at <br />104 -106 County Road C.
