ADVANCED MASONRY <br />RESTORATION <br />QUALITY WORK BY QUALITY PEOPLE <br />June 19, 2006 <br />Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 <br />Re: CUP for Outdoor Storage <br />2960-2958 Yorkton Blvd. <br />Dear Commissioners: <br />Please consider this letter our application for a Conditional Use Permit for Outdoor <br />Storage at our building at 2958 Yorkton Blvd. We are proposing a secured fenced <br />enclosure on the south east corner of our building. This area will be used by Advanced <br />Masonry Restoration for storage of mixers, scaffold, air compressors and masonry <br />materials. We have experienced a number of property thefts in the past few years and <br />would Like to secure our equipment and delivery truck in the storage area at night. <br />Attached you will find a copy of a site plan showing the storage area as it relates to the <br />existing structure and property line. We have also included a detailed sketch from the <br />fence installer. Proposed fence will be a 8 foot high chain link with a geoscreen liner on <br />the inside of the east and north elevations for privacy. The south elevation will be <br />constructed out of wood to be incompliance with the screening requirement found in the <br />Zoning Ordinance. Fenced area to be 65 x 50 (3,250 sq ft) and will have a 14 foot wide <br />swing gate on the south side and a 14 foot wide rolling gate on the east side. <br />Advanced Masonry Restoration has been a tenant in the building since 1999. We formed <br />AMR Properties, LLC and purchased the property on 3-15-06 and since then have <br />completed an extensive renovation of the building. Anew built-up roof was installed, <br />abandoned roof top mechanical equipment was removed, existing interior partitions and <br />ceilings were removed to open warehouse space, two air handling units were replaced in <br />the office area, the building was painted, the parking lot was re-black topped and a new <br />irrigation system was installed in the landscape areas. To date we have spent over <br />$250,000 on building improvements. As a result of having to access the building for <br />painting and for re-black topping we had to temporarily move the vehicles to the street <br />and take down the existing storage area.
