Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Gr.ittman <br />DATE: 9 January 1990 <br />RE: Little Canada - Comprehensive Plan <br />Amendment <br />FILE NO: 758.09 - 89.69 <br />As part of the Rice at C development and the Centre Place Plat, <br />the City rezoned the rear. (north) portion of the four commercial <br />parcels to R -1, Single Family. This step was taken to assure <br />that the single family neighborhood being developed along the new <br />Rosewood Lane would maintain its own identity and avoid <br />encroaching commercial development to the extent possible. <br />Concern was expressed that the Comprehensive Plan should be <br />amended to reflect this change. <br />The rezoning was accomplished in accordance with established <br />Comprehensive Plan goals and policies, among them, establishment <br />of cohesive, residential neighborhoods, protection of existing <br />single family areas from encroachment, and where necessary <br />adequate area for the screening of commercial districts from <br />residential neighborhoods. <br />We have reviewed the policy statements and the Proposed Land Use <br />Plan for the area in question for changes in the Land Use Plan <br />necessary to reflect the policy statements and the rezoning.
