Screening /landscaping is usually required where non- <br />residential use abuts a residentially zoned area. <br />Roseville <br />Buffer Zone Between Shopping Center District and Residence <br />District. Where a Shopping Center District abuts a <br />residence District, any new development shall include, in <br />the required setback, a buffer zone not less than 40 feet in <br />width. This protective strip shall contain no structures, <br />shall not be used for parking, off street loading, or <br />storage, and shall be landscaped. The landscape treatment <br />shall include the seeding of grass or sodding of the whole <br />of the buffer strip, the planting of shrubbery and trees and <br />maintaining of same, a compact screen wall or fence which <br />shall be not less than 75 percent opaque. The planting or <br />fence design must be approved by the Council, and shall be <br />in harmony with a residential neighborhood and provide <br />sufficient screening of the shopping center operations. The <br />hedge or fence shall be no less than 6 nor more than 6 1/2 <br />feet in height. <br />Maplewood <br />A landscaped area of not less than twenty (20) feet in width <br />shall be provided where: <br />1. A non - residential use abuts a residentially zoned area. <br />2. A multiple dwelling abuts property zoned for single or <br />double dwellings. <br />White Bear Lake <br />(a) Non - residential principal buildings or structures, and <br />any building or structure accessory thereto, shall be <br />screened from lots in the R -1 District which are used <br />for single dwelling unit buildings and which are <br />located within 200 feet of the non - residential use. <br />Said distance shall be the shortest distance between <br />the non - residential building or structure to be <br />screened and the nearest lot line of the R -1 District <br />lot, but shall not extend across a street. <br />(b) Principal buildings or structures, or any building or <br />structure accessory thereto, located in the Planned <br />Industrial District or Planned Commercial District <br />shall be screened from lots used for any residential <br />purpose which are located within 200 feet.
