The property is just <br />over 24 acres in size and is rolling and heavily wooded. The <br />parcel is currently zoned R -1, Single Family. The project would <br />require three separate approvals as designed. First, a plat is <br />necessary for the subdivision process. Second, a Conditional Use <br />Planned Unit Development (PUD) is necessary to allow the <br />townhouse subdivision. Finally, a rezoning to R -2 over the <br />townhouse portion of the project is required to allow those style <br />units. The proposal consists of twenty -two single family parcels <br />and twenty -six single story townhome units. <br />ANALYSIS <br />At this stage, Mr. Howe is pursuing the plat and the PUD. The <br />rezoning will be a second stage requirement. The plat and PUD <br />are both three step processes. The developer is seeking Concept <br />Stage PUD approval and a sketch plan review of the subdivision. <br />Although general discussion of the land use is necessary to fully <br />evaluate the project, the presentation of the proposal at this <br />point is intended to get some indication from the City as to the <br />acceptability of the layout and the introduction of a unit type <br />other than single family detached. <br />Page 30 <br />4601 Excelsior Blvd. •Suite 410 •Minneapolis, MN 55416.(612) 925-9420•Fax 925 -2721 <br />
