INVITATION TO BID <br />The City of Little Canada will be accepting sealed bids until 4:00 p.m. on Tuesday, August 27, <br />2013 at Little Canada City Hall (front counter) located at 515 Little Canada Road, East, Little <br />Canada, MN 55117 for the real property (vacant land only) located at 3046 Labore Road and <br />legally described as follows: <br />The north 121 42/100 feet of the south 619 75/100 feet of that Part of the Northeast %a of the NW <br />/< lying easterly of Labore Road, except the xx east feet thereof, in Section 4, Township 29, <br />Range 22, Little Canada, Ramsey County, Minnesota. <br />Prior the bid date, the existing structures on the property will be demolished. Any known wells <br />on the property will be properly sealed. The successful bidder will be purchasing land only in <br />"as is" condition. The lot is approximately x.xa acres in size and has been reduced from the 2.78 <br />acres noted in the Ramsey County tax records as indicated on the sketch attached hereto. The <br />City will be retaining a portion of the wetland area (approximately the east xx feet of the <br />property) for future park/trail purposes. This property is in the R -1 (single family residential) <br />zoning district. Ramsey County has valued the land at $153,100 for pay 2014 property taxes. <br />The total estimated market value for pay 2014 taxes is $183,500. With City ownership, the <br />property has been exempt from real estate taxes. <br />This property is being offered for sale subject to the following conditions: <br />1.) 10% bid security in the form of a certified check, money order, or cash in the amount of <br />10% of the bid price. This security deposit is to be submitted with the Bid Form included <br />with this document. The successful bidder will forfeit this amount should he /she not <br />proceed to and complete a closing on the property. <br />2.) Constructing a new home on the property with an estimated market value of at least <br />$350,000 as determined by the valuation determination process associated with the <br />building permit application process. It is further understood that the new home must be <br />ready for occupancy as evidenced by the City's issuance of a "Certificate of Occupancy" <br />in compliance with the Minnesota Building code and the building permit /construction <br />process by no later than Ju €a,. 1, 2015. The establishment of a yard and the construction <br />of a paved driveway must also be completed by that date. <br />3.) Upon closing, the successful bidder agrees to maintain the property free of any and all <br />nuisances and to keep the grass mowed below eight inches in height. <br />4.) Entering into a purchase agreement within five (5) days of award of the property to the <br />successful bidder by the City Council. The form of the purchase agreement is attached <br />hereto. <br />
