FAc <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 9 October 1990 <br />RE: Little Canada - Carle /Groundskeeper Inc. <br />Variance <br />FILE NO: 758.09 - 90.62 <br />BACKGROUND - <br />Mr. Jerry Carle /Groundskeeper, Inc. is proposing to locate a 24 <br />foot X 44 foot office building on his property in place of an <br />existing mobile office structure to be used for his Groundskeeper <br />landscape supplies company. The proposed new structure would be <br />accessory to the existing main building. The Code allows a <br />maximum accessory building coverage of 30 percent of the <br />principal building. Their proposal would exceed the 30 percent <br />limitation and so Mr. Carle is requesting a variance from this <br />restriction. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />Mr. Carle's principal structure is 3,200 square feet in area. <br />The new accessory structure will be 1,056 square feet in area. <br />This would be 33 percent of the principal building. <br />Mr. .Carle is applying for a variance from the 30 percent rule to <br />avoid having to remove four feet from the length of the new <br />structure. <br />1.
