Northwest Associated Consultants Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 10 October 1990 <br />RE: Little Canada - Froehle Lot Split <br />FILE NO: 758.09 - 90.67 <br />BACKGROUND <br />Direct Builders .and Eugene and Elizabeth Froehle have submitted a <br />subdivision application for property located at 67 West County <br />Road C. The applicants are proposing a lot split of their <br />parcel to create a 134 foot deep lot from Rosewood Drive. The <br />Centre Place plat, located at the corner of Rice Street and <br />County Road C, had included an R -1 portion that anticipated the <br />lot split of a number of deep lots south of Rosewood Drive. The <br />intent when the plat was processed was to ensure that the <br />property owners fronting both County Road C and Rosewood Drive <br />had the ability to split their lots. <br />ANALYSIS <br />Lot Area. When the property was rezoned during the Centre Place <br />request, the City Council rezoned the north 135 feet of Lots 25- <br />28 to R -1, Single Family. The applicants are requested a lot <br />split of 134 feet in depth. In keeping with the R -1 boundary <br />line of 135 feet from Rosewood Drive, our office would recommend <br />that this lot split be proposed at 135 feet deep instead of the <br />original 134 feet deep. To add to this point, the two lots to <br />the east, known as 43 and 55 West County Road C, have split their <br />lots to 135 feet deep facing Rosewood Drive. <br />Easements. The Subdivision Ordinance requires that easements for <br />utilities shall be six feet in width and be provided for along <br />all lot lines.
