LEB Development - -Phase II <br />Page 3 <br />DEVELOPMENT ISSUES <br />As the Council reviews Phase II of the project, it is important to consider and <br />resolve the pertinent development issues which have been raised. <br />1) New Business Recruitment into Little Canada. <br />Concern has been expressed that Mr. Brueggemann is locating existing <br />Little Canada businesses into the project. We have discussed this issue <br />with Mr. Brueggemann and he will be prepared to address this issue at <br />the City Council meeting of Wednesday, October 10th. He has further <br />agreed that future phases will be marketed principally to businesses out <br />of the community on a best - effort basis. <br />2) Increased Storm Drainage Costs. <br />Mr. Brueggemann's development will require additional depth for <br />placement of the storm drainage system on Country Drive. Once this <br />cost has been identified, an appropriate structure for reimbursement to <br />the City will be negotiated with Mr. Brueggemann (i.e., added special <br />assessments, etc.). <br />3) Roadway Improvements -- Nadeau Road. <br />We have discussed the costs associated with the upgrade of Nadeau <br />Road. Mr. Hanson will be receiving preliminary engineering estimates <br />prior to the meeting. It appears that these costs will substantially be <br />assessed to the project. <br />Page 16 <br />
