The applicant wishes to propose <br />parking on an adjacent lot along with new on -site parking to <br />fulfill parking requirements. Mr. Brausen is planning to lease <br />an area around the existing gas station, redevelop the site and <br />open a new gas station - convenience store. The site currently <br />contains a gas station which is vacant. The parcel is currently <br />zoned B -3, General Business District and is within the Shoreland <br />Overlay District. <br />This application for off -site parking is proposed prior to any <br />specific development plans as an initial approval is needed by <br />the applicant before actual plans can be drawn. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />Setbacks.
