FAr Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 1 November 1990 <br />RE: Little Canada - Brausen Conditional <br />Use Permit <br />FILE NO: 758.09 - 90.70 <br />BACKGROUND <br />Mr. Ted Brausen has submitted an application for a conditional <br />use permit for off -site parking on a parcel located at Little <br />Canada Road and Rice Street. The applicant wishes to propose <br />parking on an adjacent lot along with new on -site parking to <br />fulfill parking requirements. Mr. Brausen is planning to lease <br />an area around the existing gas station, redevelop the site and <br />open a new gas station - convenience store. The site currently <br />contains a gas station which is vacant. The parcel is currently <br />zoned B -3, General Business District and is within the Shoreland <br />Overlay District. <br />This application for off -site parking is proposed prior to any <br />specific development plans as an initial approval is needed by <br />the applicant before actual plans can be drawn. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />Setbacks.
