Parking Lot Design. The proposed parking easement is currently a <br />grass strip between the existing building on the east and the <br />edge of paving on the west. If this area is to be used for <br />parking, it must comply with City standards. As a condition to <br />this CUP approval, the following requirements shall apply: <br />1. Number of Spaces Required. The proposed site plan provide <br />the required number of parking spaces as described in the <br />Zoning Ordinance for the particular use proposed. <br />2. Parking Space Size. Each parking space shall not be less <br />than eight and one -half (8 -1/2) feet wide and twenty (20) <br />feet in length, exclusive of access aisles. Each space <br />shall be adequately serviced by access aisles. <br />3. Surfacing. All areas intended to be utilized for parking <br />space for five (5) or more vehicles and associated driveways <br />shall be paved with, but not limited to, asphalt, <br />bituminous, or concrete in order to control dust and <br />drainage. <br />4. Striping. All parking stalls shall be marked with white or <br />yellow paint lines not less than four inches wide. <br />5. Curbing and Landscaping. All open off - street parking areas <br />shall have a perimeter continuous curb barrier around the <br />entire lot. Said barrier shall not be closer than five (5) <br />feet to any lot line. Landscaping, in accordance with <br />Section 903.020.G, shall be provided in all areas bordering <br />the parking area. <br />This is not an all inclusive list. Further restrictions and <br />requirements from the Zoning Ordinance may apply. <br />These requirements will be reviewed at time of Site Plan Review <br />for compliance. <br />RECOMMENDATION <br />Since the City is asked to make a recommendation for a CUP <br />approval prior to actual site plans being submitted, our office <br />would recommend the following requirements be conditions for <br />approval of the CUP: <br />1. .A site plan be submitted satisfying all design requirements. <br />2. A survey showing existing lot lines be submitted and <br />reviewed prior to any further applications. <br />3 <br />Page 43 <br />
