The property contains existing warehouse and <br />office structures and is zoned I -P, Industrial Park. The lot <br />split will result in a zero lot line arrangement which requires a <br />Planned Unit Development. <br />ANALYSIS <br />This proposal is requested to split the original parcel in two so <br />each lot can be mortgaged separately. There will be no <br />additional development with this request. The City will require <br />a survey of the property to establish legal descriptions for the <br />newly established parcels. <br />The newly created lot abuts DeSoto Street. DeSoto Street is a <br />residential collector street and cannot be used for commercial <br />use. It should be noted that this lot split proposal will not be <br />allowed any access to DeSoto Street. <br />Previous site plans submitted show future expansions to the <br />existing building.
