Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S t G• N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 July 1990 <br />RE: Little Canada - Vermeersch Driveway Variance <br />FILE NO: 758.09 - 90.54 <br />BACKGROUND <br />Charles and Mary Ann Vermeersch have applied for a variance from <br />the Zoning Ordinance requirement restricting single family <br />parcels to one driveway curb cut. The property is located at 626 <br />E. County Road B -2 and is zoned R-1. The lot is approximately <br />100 feet wide by 280 feet deep, just over one -half acre in area. <br />ANALYSIS <br />The applicant has recently constructed a new garage which appears <br />to be in conformance with Zoning Ordinance setback requirements. <br />In 'order to solve apparent pre- existing drainage concerns, <br />however, the elevation of the garage resulted in a steeply sloped <br />driveway to County Road B -2. The applicant is concerned that <br />backing down the driveway directly onto B -2 is dangerous due to <br />visibility concerns and to occasional slippery conditions. <br />In order to qualify for a variance, a finding of physical <br />hardship is required by the Zoning Ordinance. Topography can be <br />such a hardship.
