This same issue would be true for the cul-de-sac end itself, as it abuts the single family <br />parcel to the north. Abetter design would keep the street internal to the property, <br />ending the cul-de-sac short of the north property line. <br />Cul-de-sac length. As designed, the proposed cul-de-sac is approximately 740 feet <br />long. The City's Subdivision Ordinance limits cul-de-sac streets to 500 feet. Variances <br />may be considered in cases where there is no alternative due to existing development. <br />Such a condition may exist with this property, however, the cul-de-sac should be <br />designed to extend beyond the 500 foot limit as little as possible. In this case, the cul- <br />de-sac should not extend to north boundary, as noted above. <br />To the north of this property is a neighborhood of single family homes along Thunder <br />Bay Road. Those lots were developed in the same width of property as that of 685, <br />693, and 699 Labore. The applicants should work with the owner of 699 and design a <br />project that provides for access to that property. <br />Summary and Recommendation <br />Concept plans are intended to develop a list of preliminary issues, rather than to <br />"approve" or "deny" a particular design.
