1
PROJECT - ASSESSMENTS'
The assessment area boundary is indicated on Figure 2 at the back of this
N
report. Seperate residential and industrial assessment rates were determined
and are presented in Appendix No. 2 - Determination of Assessment Rates.
Residential lots adjacent to the improvement are assessed on a front foot
basis. Lot 14 is a corner lot and is to be assessed for only 1/3 of its side
lot frontage. For purposes of this report, lot 22 is assessed for only 1/2
its frontage, as the improvement is adjacent to only 1/2 the lot frontage.
The residential assessment rate is $25.62 per lineal foot of frontage and is
based upon the placement of a 6 inch lateral water main. A 100' residential
lot would be assessed a lateral assessment of $2562 plus $265 for the service
stub for a total assessment of $2827.
Industrial lots labeled A, 3, C, and D will be assessed at a rate of
$28.40 per lineal foot of frontage which is based upon the placement of an 8
inch lateral water main. Lot D is a corner lot and is to be assessed for only
1/3 of its side lot frontage.
The actual project costs associated with the placement of the proposed 12
inch diameter water main totals $53,608. Lateral costs for the project total
$42,667 which leaves a shortfall of $10,941. This cost is considered to be
the trunk cost. The trunk costs are generally assessed on an area basis to
benefiting properties. We recommend that the entire trunk cost be assessed to
the Slumberland property as the oversizing of the main is being completed for
their benefit. Slumberland's total assessment would be as follows:
37205R
Page 13
