Olson <br />We have reviewed the Stewart site for utility, street, and drainage concerns. <br />The following is a summary of our findings. <br />A 12 inch diameter reinforced concrete sanitary sewer conveys wastewater <br />diagonally across the Stewart property. The location of the sewer within the <br />Stewart parcel is indicated on the Figure 1 enclosed. <br />A ten (10') foot sewer easement exists over the pipe in order to provide <br />access to the pipe for repair in the event that the lines become plugged or <br />break. We recommend that a structure not be constructed over the sanitary <br />sewer easement. <br />Water main extends easterly from Morrison Avenue to the east property line of <br />the Steuart parcel as indicated on Figure 2 enclosed. It is from this main <br />that the Stewart parcel currently receives water service. Water main also <br />exists on Savage Lane. <br />Currently, Rose Place extends westerly from Morrison Avenue to the east prop -' <br />erty line of the Stewart property. The street cannot be extended further to <br />the west due to topographical constraints within the area. The Buche property <br />and the westerly portion of the Stewart property should obtain access from <br />Savage Lane as it is more cost effective than extending Rose Place from the <br />east. We recommend, however, that access to those properties be made in <br />accordance with City standards as outlined in the City ordinance.. <br />If a cul -de -sac is extended from Savage Lane to provide access to the westerly <br />portion of the Stewart property, then we recommend that water main be extended <br />from the existing 12 inch water main on Savage Lane to provide water service <br />and fire protection to adjacent properties. <br />Page 1: <br />Page 32 <br />2335 West Highway 36 • St. Paul, Minnesota 55113 • 612 - 636 -4600 <br />
