The following are the results <br />of that survey: <br />Arden Hills - Park charge is collected at the time of creation <br />of a residential plat. The amount of park charge <br />is a percentage of the value of the raw land, <br />however, there is no firm policy in place <br />establishing the amount of park charge. The range <br />has varied from 7 to 12% of market value in either <br />land or cash. There is no park charge for <br />individual single - family lots as they are <br />developed, since the charges are collected at the <br />time of platting. <br />- The park charge for a single- family residential lot <br />is $359.00. <br />Maplewood <br />Roseville <br />Shoreview <br />- Just adopted a new park dedication tax this month. <br />Under that tax a park charge of $500 per unit is <br />charged for single - family developments more than one <br />acre in size. <br />- Same as Arden Hills in that park charge is collected <br />at the time of platting. No park charge for <br />individual single - family lots. <br />Vadnais Heights - Park Charge for 5 acres of land or less is a <br />unit fee based on density - 1 to 4 units is <br />$300 per dwelling unit. Greater than 4 units <br />is $250 per dwelling unit. The park charge for <br />residential developments greater than 5 acres <br />in size is based on density and is either land <br />Page 46 <br />
