thereon, shall receive a credit or credits for <br />the existing dwellings by excluding that <br />occupied portion of said land from the <br />computation of dwelling units per acre as <br />provided herein. <br />(c) The developer of any land which is to be <br />developed for commercial or industrial use shall <br />pay to the City an amount of cash equal to five <br />(5 %) percent of the fair market value of the <br />undeveloped land. <br />2101.030. LAND APPRAISAL. In those cases in which the <br />City Council requires a cash donation as provided herein, the value <br />of the land shall be determined by a competent land appraiser <br />selected by the City. For the purposes of this Section, such a <br />determination of the value of the undeveloped land shall be <br />conclusive. Any costs incurred by the City in determining the fair <br />market value shall be paid by the developer. The City Council may <br />use purchase agreements and current market value appraisals to <br />determine value. <br />2101.040. RESUBDIVISION CREDIT. In the development of <br />any parcel of land which previously has been subdivided and <br />previously subjected to a cash donation pursuant to this Chapter, <br />the amount of such cash donation previously received shall be a <br />credit against any new donation required for resubdivision. <br />2101.050. PARK CHARGE FOR INDIVIDUAL DWELLINGS. <br />1. Recognizing that additional residential dwellings not <br />part of a subdivision, also create a need for public parks, the <br />Council declares that this Chapter shall also apply to single <br />family dwellings and multiple dwellings to be constructed, <br />providing that such dwellings are not located in a subdivision <br />which has already been subjected to the park charge pursuant to the <br />provisions of this Chapter. <br />2. Every applicant for a building permit for a single <br />family dwelling shall, at the time of submitting such application, <br />pay to the City the sum of Three Hundred Dollars ($300), which <br />money shall be placed in a special fund as herinafter provided. <br />Every applicant for a building permit for a two family dwelling <br />shall, at the time of submitting such application, pay to the City <br />the sum of Six Hundred Dollars ($600), which money shall be placed <br />in a special fund as hereinafter provided. Applicants for permits <br />for remodeling or for home additions shall be exempt from this <br />provision. <br />3. Every applicant for a building permit for a multiple <br />dwelling shall, at the time of submitting such application, pay to <br />the City a sum of money the total of which represents One Hundred <br />Dollars ($100) for each dwelling unit located in such multiple <br />dwelling building. <br />Page 179 <br />Page 55 <br />
