This draft shows the following changes: <br />Section 2.b. We have eliminated reference to a percentage <br />threshold requirement. <br />Section 2.f. We have kept reference to a landscape architect but <br />add the discretion of the Zoning Administrator to allow other <br />designers. <br />Section 10. With regard to parking lot islands, we have kept the <br />previous language and thresholds and offer the following <br />comparisons. Please refer to the attached graphic. A simple <br />four bay parking lot of 50 spaces would cover approximately <br />18,400 square feet. This Ordinance would require four 100 square <br />foot islands, a total of 400 square feet (2.17 %). Survey <br />communities would require the following range of landscaping: <br />White Bear Lake - <br />Maplewood - <br />Roseville - <br />Bloomington - <br />Eden Prairie - <br />Edina - <br />Perimeter landscaping only <br />540 square feet <br />550 square feet <br />550 square feet <br />920 square feet <br />4 trees (no area details) <br />We have also estimated the relative costs associated with such a <br />requirement. The parking lot islands, shown with curbing, trees, <br />shrubs, mulch, and irrigation would be expected to be about <br />$4,000.
