MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 13, 1990 <br />Tunehorst asked for an estimate of the cost of <br />watermain, curb and gutter, and street improvements <br />along Vanderbie. <br />DeBace pointed out that Vanderbie is a very flat road. <br />DeBace stated that it would be difficult for him to <br />estimate these costs since he does not know what it <br />would take to make the street drain properly or how <br />much storm sewer might be needed. <br />DeLonais suggested that these assessment questions <br />should be answered by the City Engineer at the Council <br />meeting. <br />Peterson questioned whether storm sewer would be needed <br />on Vanderbie. <br />DeBace replied that the City Engineer would have to <br />make this determination. However, pointed out that the <br />storm sewer on Desoto is adequate to handle the run -off <br />from the Costa plat. <br />A property owner in the area asked the value of the <br />homes that would be constructed. <br />DeBace estimated the value at $90,000 to $140,000 which <br />includes the cost of the lot. <br />Oliver Becker, Allen Avenue, reported that the property <br />owners on Allen and Vanderbie are concerned about the <br />fact that this project will mandate water, sewer, and <br />street improvements on Allen and Vanderbie. These <br />property owners do not want any assessments for <br />something that will not benefit them. <br />Pederson pointed out that the issue of street and <br />watermain improvements on Allen and Vanderbie is not <br />something that the Commission makes a recommendation <br />on. <br />Becker suggested that if these improvements are <br />necessary on Allen and Vanderbie due to the development <br />of the Costa property, the project should bear these <br />improvement costs. <br />Herkenhoff pointed out that the concerns of the <br />property owners will be forwarded to the Council. <br />However, the Commission is only charged to address the <br />issue of the preliminary plat for the Costa property. <br />Drabik stated that she believed cross - streets should be <br />required as part of the preliminary plat. <br />Page 6 <br />
