feet per dwelling unit. The single family lots average
approximately 17,000 square feet per unit. Twin home lots
average over 28,000 square feet, over 14,000 square feet per
unit.
o Wetland Protection.
Much of the area abuts a major wetland system on the south
of the development. All development will need to address
erosion control, grading, and drainage control. The project
will require approvals from the DNR, Watershed District, and
the U.S. Army Corps of Engineers. The developer has been
working with these organizations and does not anticipate any
work near the wetland itself.
0 Utilities.
The plat will create two cul -de -sac streets of approximately
900 feet. The Subdivision Ordinance allows cul -de -sacs
longer than 500 feet only where topographic conditions
dictate. While such conditions may be present in this case,
the City Engineer and Public Works Director will have to
review utilities impacts for adequacy in this area.
The Planning Commission should review these and other issues
toward the objective of giving direction to the developer as to
the general acceptability of twin home style development in this
area.
cc: Joel Hanson
Kathy Glanzer
John Palacio
Tom Sweeney
Gordie Howe
2
Page 16
