Olson <br />We have reviewed the Frederickshaven sketch plan for drainage and utility <br />issues that must be resolved prior to development of the area. <br />City land use maps, see figure 1, indicate that a major portion of the de- <br />velopment area is considered a wetland area. DNR and Corp. of. Engineer <br />approvals are required before any wetland area can be filled. The developer <br />should contact these agencies early in the planning process so that develop- <br />ment boundaries can be established. <br />There are no storm sewer facilities within the project area. However, the <br />storm sewer base map, figure 2, does indicate a drainage tile in the project <br />area. The developer needs to determine if the drainage tile can be abandoned <br />upon development of the area. <br />Figure 3 is the watershed plan for storm water management. The majority of the <br />water from the project area is to drain to the north to pond GL16 before it is <br />conveyed to Gervais Lake. Approvals for storm water drainage must be obtained <br />from the Ramsey - Washington Watershed District. <br />There are sanitary sewer facilities within the project area. The 60' pipe <br />shown on figure 4 is owned and maintained by the MWCC. A city owned lift <br />station, force main and gravity sewer also exist. The developer should note <br />that these facilities exist.
