DATE: October 16, 1990 <br />TO: Little Canada City Council <br />FROM: George and Nancy Zender <br />Mark and Rose Malsam <br />Charles and Diane Rice <br />SUBJECT: Objection to assessment for Country Drive <br />road improvements <br />As property owners caught up in the commercial development <br />of the land around us we are very concerned with the costs <br />that we will incur and the questionable benefits received. <br />We are, in all honesty, residential land owners in a <br />commercially zoned area. The benefits we will receive for <br />the improvement of Country Drive are very limited. Just <br />what are we getting for a $6000 assessment plus interest at <br />8.25% for a total payback of approximately $75.00 per month <br />for the next.10 years? <br />o A new road we do not need <br />o A new curb and gutter we do not need <br />o A storm sewer we do not need <br />o The inconvience of dirt, noise and undelivered mail. <br />o The inconvience of attending many city council meetings <br />and having to defend ourselves from being swallowed up by <br />the system. <br />o An inability to sell our property residentially because <br />who would buy it. <br />o An inability to sell our property commercially because <br />our lots are too small and we appear to be locked into <br />one developer whose future is based on how well his <br />current project (phase one) is accepted. <br />Just who is going to benefit from these improvement? The <br />developer will. It improves potential for leasing. The <br />existing and new businesses will. They will have better <br />access for their customers. The City of Little Canada will. <br />It will give them a larger tax base. <br />It has been alluded to that we three land owners will <br />benefit "sometime" when "somebody" wants our property <br />"somewhere" in the future "maybe" in phase three or four or <br />ten or "whenever ". <br />We three land owners object to having to pay $6000 plus <br />$3000 interest for a improvement that we do not need, or <br />want, or can afford and may never benefit from. <br />Page 45 <br />
