3. Documentation verifying the plan complies with the district's 75 foot average no
disturb buffer requirement shall be provided.
o Plan created showing measurements and calculation of average
4. Emergency overflow swales shall be installed at the overflow point of each catch
basin or curb line located at a low point. Overflows shall also be installed from on
basin to the next. The swales shall extend to the normal water level of the
downstream water body or at a point where the downstream ground slope is one
percent or flatter. The Swale shall be a minimum of ten feet wide and one foot
deep and be lined completely with a permanent soil stabilization material. A detail
of the Swale shall be shown on the revised set of plans.
o EOF Swale added to plans, detail added to SWPPP.
5. Locations of storm water inlet protection shall be shown on the erosion and
sediment plan.
o Wimco Inlet protection locations noted on plans.
6. The applicant shall submit to the District a copy of the approved Minnesota
Pollution Control Agency's NPDES Phase 2 Construction Permit.
o Application flied out, waiting for contractor to be selected.
7. A copy of an executed and recorded maintenance agreement for the storm water
management practices on the site shall be submitted to the District.
o Owner to f ll out paper work with the City.
3. The Length of the proposed cul-de-sac is 500 feet in length to the center of the cul-de-sac, but
539-feet long including the turn around area. The 539-feet is longer than the standard maximum
of 500-feet.
• This was discussed at meetings with the city and no anticipated problems should occur.
Owner will apply for a variance.
4. An additional note should be added for the infiltration basin that states no heavy equipment is
allowed to drive in the area of the basin.
• Note added to infiltration notes.
5. It would be our recommendation to have a straight 100-foot approach up to the intersection to
allow for a perpendicular approach to Labore Road.
• Approach added as requested.
6. A profile view of the proposed street with curve information should be submitted.
• Profile views enclosed.
7. Additional silt fence should be shown to cover the perimeter of the proposed storm water pond.
• Additional silt fence added to plans.
8. A note should be added to the plans to mill the existing bituminous prior to the final placement of
the wear course. The area to e milled should be 4-feet wide and 1.5" deep.
• Note added
9. The proposed 878 contour, located around the perimeter of the storm water pond, should be
shown to tie into the existing 878 contour west of the pond.
• This contour is actually an 877, and the existing contours are in 2' intervals. The contour is
now labeled to limit confusion.
10. A retaining wall is shown directly adjacent to the north property line of the development. An
easement must be provided to allow room for construction. Details should be submitted as to the
material and construction methods.
• Wall is less than 4-feet tall meaning it will not need a structural design. The top of the wall will
match existing grades and dirt will need to be excavated from our side of the property line to
construct (leaving the wall 2' off the property line). If this remains a concern the wall could be
relocated closer to the curb (since the small utilities should be installed on the south side).
11. A detail was provided for the outlet control structure. The top of the casting should have the slope
reversed.
• Detail updated with the correct slope direction.
12. Details should be provided for the outlet of the drain the from the infiltration basin.
• Detail added
