NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422 <br />Telephone: 783.231 .2555 Facsimile: 763.231.2561 planners@nacplanning.com <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: July 5, 2013 <br />RE: Little Canada — Krebsbach CUP /IUP for Outdoor Storage <br />— 3177 Spruce Street <br />FILE NO: 758.09 —13.10 <br />Background and Analysis <br />John Krebsbach has submitted a request to amend an existing Conditional Use Permit <br />for Outdoor Storage on the property at 3177 Spruce Street, as well as an Interim Use <br />Permit to allow a portion of the Outdoor Storage area to be utilized by Blacktop Pros, a <br />business location across the street from the applicant. <br />The site plan shows the storage area to the rear (west) of the building. Most of the <br />storage yard is reserved for general outdoor storage for the tenants of the building, <br />However, the southwest corner of the site is delineated for Blacktop Pro, a contractor <br />located across Spruce Street. <br />General Outdoor Storage CUP. <br />Outdoor Storage is allowed by Conditional Use Permit according to the following terms: <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />1. The activity of outdoor storage shall require a separate business license issued <br />by the City of' Little Canada. <br />2. The storage area in question occupies an area no greater than sixty (60) percent <br />of the gross square footage of the subject parcel. <br />3. The storage area shall not occupy any portion of the yard between the front <br />building line and the adjoining public street, or the side building line and public <br />street on a corner lot. <br />4. The storage is utilized solely by those tenants of the principal building in an <br />amount proportionate to each tenant's occupancy of said principal building. <br />7 <br />
