Staff believes that the variance may be viewed as appropriate in this case, given the <br />shape of the lot and extensive setback limitations on the property, along with the fact <br />that other corner lot properties have been able to utilize a portion of their yards for <br />outdoor storage, and that even with such an allowance on this parcel, the property <br />would have just 25% of the lot area dedicated to storage, well under the regulations. <br />However, approval of the variance and CUP should be conditioned upon compliance <br />with the screening /landscaping requirements of the code as discussed above, and upon <br />removal of the temporary structure to comply with both general zoning regulations and <br />the requirement that storage of materials not exceed the height of the screening. <br />pc: Kathy Glanzer <br />Steve Westerhaus <br />Lee Elfering <br />7 <br />
