c 1 29e r/4 ceeenada
515 Little Canada Road, Little Canada, MN 55117 -1600
(612) 484-2177 / FAX: (612) 484-4538
MEMORANDUM
TO: Mayor Hanson and Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: July 3, 1991
RE: Kellogg Warming House Construction
MAYOR
Raymond G. Hanson
COUNCIL
Beverly Scalze
Bill Biesener
Rick Collova
Jim LaVaile
ADMINISTRATOR
Joel R. Hanson
Jim Morelan has informed me that he has obtained funding in
the amount of approximately $54,000 for the construction of
the Kellogg warming house. (If you will recall, that was
the bid amount received last fall when we determined that
that price exceeded funds available for the project.) In
that $54,000, $23,000 of City money is included which was
rolled over from the 1990 budget.
Jim Beckwith of Kraus - Anderson is preparing a proposal for
construction management services for this project. It is
my initial feeling that this alternative would not cost us
any more than hiring a general contractor and should in
fact be less money. Also, this should enable us to do some
value engineering on the front end which may allow us to
obtain a building of high quality at lesser dollars than
was bid last fall. Jim Morelan and I will meet to discuss
this proposal once received and will be prepared to have a
recommendation for Wednesday's meeting as to how to proceed
with the construction of the warming house.
JH:bj
Page 10
