916.110. MOBILE HOMES AND MOBILE HOME PARKS. <br />A. New mobile home parks and expansions to existing mobile <br />home parks shall be subject to the provisions placed on <br />subdivisions by Section 916.100 of this Ordinance and <br />Little Canada's Subdivision Ordinance. <br />B. Mobile homes in existing mobile home parks that are <br />located in Floodplain Districts are non- conforming uses <br />and may be replaced only if in compliance with the <br />following conditions: <br />1. The mobile home lies in the Flood Fringe District. <br />2. The mobile home is anchored with tiedowns that <br />comply with requirements of Minnesota Regulations <br />MoH 450. <br />3. The mobile home owner or renter is notified that <br />the mobile home site lies in the floodplain and <br />may be subject to flooding. <br />4. The mobile home park owner develops a flood <br />emergency plan consistent with the time available <br />after a flood warning. The plan shall be filed <br />with and approved by the City of Little Canada. <br />C. Travel trailers and travel vehicles that do not meet <br />the exemption criteria specified in Section 916.110.D <br />below shall be subject to the provisions of this <br />Ordinance and as specifically spelled out in Sections <br />916.110.F -G below. <br />D. Exemption. Travel trailers and travel vehicles are <br />exempt from the provisions of this Ordinance if they <br />are placed in any of the areas listed in Section <br />916.110.E below and further they meet the following <br />criteria: <br />1. Have current licenses required for highway use. <br />2. Are highway ready meaning on wheels. or the <br />internal jacking system, are attached to the site <br />only by quick disconnect type utilities commonly <br />used in campgrounds and trailer parks and the <br />travel trailer /travel vehicle has no permanent <br />structural type additions attached to it. <br />3. The travel trailer or travel vehicle and <br />associated use must be permissible in any pre- <br />existing, underlying zoning use district. <br />Page 45 <br />
