It Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kris Aaker /Stephen Grittman <br />DATE: 11 June 1990 <br />RE: Little Canada - St. John's Lot Split <br />FILE NO: 758.09 - 90.47 <br />BACKGROUND <br />St. John's of Little Canada has submitted a lot split request for <br />property located north of Little Canada Road and west of McMenemy <br />Road. Said lot split would divide an existing parking lot on <br />proposed Tract B and the former convent building and free- <br />standing garage on proposed Tract A. It should be noted that the <br />property in question has been rezoned R -B, Residential Business <br />Transition District and was granted conditional use permits to <br />allow a commercial office facility in the old convent building. <br />A CUP was approved for a shared parking arrangement between the <br />commercial /office and church uses. Please refer to the attached <br />plan for reference. <br />ANALYSIS <br />Lot Split. The applicant has proposed dividing the lot so that <br />approximately two feet of the existing garage would be located on <br />Tract B. This would create a lot line that would bisect the <br />existing garage. In order to accommodate this situation, the <br />applicant has proposed to incorporate an easement to allow the <br />garage encroachment. This option has been proposed to allow for <br />proper setbacks of the parking lot from the side yard adjacent to <br />Tract A. <br />Lots.
