TO: PLANNING COMMISSION - CITY OF LITTLE CANADA <br />FROM: ART HERKENHOFF - MEMBER <br />DATE: OCTOBER 10, 1991 <br />RE: LITTLE CANADA ROAD LAND USE <br />In reviewing the City Planner's investigation regarding the <br />potential redevelopment alternatives of the land lying between <br />Round Lake and Little Canada Road, west of the Soo Line Railroad, <br />I find it impossible to give an opinion at this time. The reason <br />is that we need projected financial data to aid us in the recom- <br />medation process. <br />Ideally, I would like to see it as a public park. This would help <br />to beautify that area of our city which deserves our attention. <br />However, we cannot ignore the financial implications. We need <br />projected figures on: <br />1. The cost of acquiring the property. <br />2. The cost of relocating homeowners,(moving costs). <br />3. The actual loss of tax money to the city. <br />4. The cost of maintaining a park. <br />Other considerations are: <br />1. The widening of Little Canada Road by Ramsey <br />County in 1994 -95. How much footage and from <br />where will it be taken? <br />2. Is there any kind of state or federal assistance <br />the city could receive? <br />3. What DNR restrictions do we have to comply with? <br />4. How soon (if at all) do we want this to take place? <br />My second choice would be to keep it Low Density Residential. If <br />this; be the case, then some codes need to be changed to accomodate <br />the residents of this particular area. <br />If we get answers to some of these and other questions, I believe <br />that we will be in a better position to make a recommendation. <br />Page 24 <br />
