RECOMMENDATION <br />Based upon the preceding review, our office would recommend <br />preliminary plat approval contingent upon the following items <br />being addressed to the Planning Commission's satisfaction: <br />1. Block 2, Lots 1 -12 are redrawn to meet minimum lot size. <br />2. Increase the radius on the cul -de -sac to at least 55 feet. <br />3. The potential of a street connection to LaBore Avenue using <br />the existing 60 foot right -of -way be discussed. <br />4. Variance being granted for the extended cul -de -sac length, <br />if necessary. <br />5. City Engineer review the grading and utility plan prior to <br />final plat review. <br />6. The Park Commission review the plat and recommend the park <br />land dedication requirement. <br />7. The applicant discuss the fire lane easement, the omission <br />of house pads drawn on Lot 2, Block 3 and Lot 13, Block 2 <br />and the notation of four twin home lots. <br />8.
