Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 14 March 1991 <br />RE: Little Canada - Krejci Subdivision <br />FILE NO: 758.09 - 91.08 <br />BACKGROUND <br />Mr. Thomas Krejci is requesting reapproval of a subdivision of <br />his land located at 433 E. Little Canada Road. The parcel <br />currently contains Little Canada Day Care. This subdivision had <br />been previously approved under a PUD originally applied for in <br />1982. The following notes specific history of this project <br />relating to this request: <br />• January 1982 - Proposal submitted to rezone property and <br />convert major portions of existing structure to leased <br />office space. The requested rezoning of land approved by <br />the City 28 April 1982. <br />• April 1982 - Mr. Krejci requested subdivision of land to <br />convey part of the site to another owners for financial <br />backing for the project. At same time applied for PUD <br />because lot line would divide the building, creating a zero <br />lot line condition. The concept of the proposed lot split <br />was approved by the City 26 May 1982. The PUD also received <br />approval. <br />After City approval of the lot split, the plat was apparently <br />never officially recorded with the County. Because of the long <br />time delay between the original approval and notice of the plat <br />not being recorded, the applicant must re -apply for final plat <br />approval. <br />Upon review of our files, we have verified that the originally <br />approved plat matches the resubmitted plat with respect to <br />division lines. <br />4601 Excelsior Blvd. Suite 410 MinneapgIise Mil 55416 • (612) 925-9420 • Fax 925-2721 <br />
