I Northwest Associated Consultants, Inc. <br />� j U R B A N P L A N N I N G • D E S I G N M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Stephen Grittman <br />FROM: Allan Hunting <br />DATE: 22 March 1991 <br />RE: Little Canada - Yorkton Ridge West <br />FILE NO: 758.09 - 91.04 <br />Per your request, I have reviewed the revised preliminary plat <br />against the planning report and the Planning Commission minutes <br />and have noted the following changes: <br />Land Use. The plat now proposes 27 lots, all single family. Any <br />duplexes have been eliminated. <br />Lot Size. All lots now meet minimum lot sizes for interior and <br />corner lots. All lots on cul -de -sac meet minimum lot size and <br />width. <br />The plat shows setback lines from street on all lots. All lots <br />appear to have adequate building areas. <br />Streets. As discussed and agreed upon by the Commission, Jackson <br />Street will connect with Yorkton Boulevard, eliminating the cul- <br />de -sac and the need for the variance. The radius of the cul -de- <br />sac remnant should be able to remain at 50 feet since bus turn <br />around will not be necessary. Mr. Welch has researched the <br />Jackson Street right -of -way and vacated street to Boss Addition <br />to clear up confusion or doubt about his access to Jackson <br />Street. The City will have to make provisions to eliminate or <br />limit truck access through this street. <br />Park Land Dedication. Comments received from the Park <br />Commission indicate that the park area abutting Jackson Street <br />was required by the Commission at an earlier date. The City <br />wants access to the water works right -of -way northeast of this <br />parcel.
