This parcel is.adj.acent to the <br />south boundary of the currently proposed Kandice Heights Phase <br />III building. The Molsam property is zoned Planned Unit <br />Development (PUD) and requires the standard PUD processing for <br />all major changes in site layout and utilization. Currently, Mr. <br />Leonard Schmieg is proposing to purchase the property, converting <br />it to a commercial /industrial use with some modification to the <br />site including construction of a new building to house additional <br />shop space. The following exhibits are attached to this report <br />to illustrate the request: <br />Exhibit A - <br />Exhibit B - <br />Exhibit C - <br />Exhibit D <br />Area Location <br />Half Section Map <br />Conceptual Site Plan <br />- Site Plan Notes <br />Mr. Molsam is requesting PUD concept approval of the site plan at <br />this time. <br />ANALYSIS <br />The City began studying the area between Country Drive and Condit <br />several years ago when it established the area as a Development <br />District for the purposes of identifying areas eligible for <br />potential tax increment financing assistance.
