ce+ 29d74 Ceana%✓a
515 Little Canada Road, Little Canada, MN 55117 -1600
(612) 484 -2177 / FAX: (612) 484 -4538
MEMO
TO: Mayor Hanson and Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: April 5, 1991
RE: Costa Estates Development Agreement
MAYOR
Raymond G. Hanson
COUNCIL
Beverly Scalze
Bill Blesener
Rick Collova
Jim LaValle
ADMINISTRATOR
Joel R. Hanson
Attached is a copy of the revised Cosh Estates Development
Agreement. The only revisions made since the initial.drft relate to
the parties signing as developers, the legal description of the land
affected, and a provision regarding the phasing of the development
which is listed in paragraph 5.
Phasing of the development was the only substantial change. That
change now allows the developer to develop either Vanderbie or Costa
Lane at his discretion in the future. Previously, we had required
that Costa Lane be developed before Vanderbie. However, in reviewing
this matter with the City Attorney, the City Engineer and the
Planner, we determined that there was no logical reason to do so with
the exception of protecting the City from the standpoint of not
granting access through unopened public right -of -way to the
potentially landlocked parcel which will become Costa Lane.
The developers are making their final reviews of this agreement and
we hope to have their approval by Wednesday's meeting. Should you
have any comments or questions regarding this matter in the meantime,
please let me know.
JH:bj
Page 48
