Two of these <br />parcels will be used for the existing plus in process (i.e. under construction) facilities. The <br />other two parcels may never by used as part of the overall completed project. <br />1. Parcel One ( #18- 29 -22 -22 -0006) adjoins and is directly south of the Cub Foods <br />facility. This parcel measures approximately 1,040 feet by 400 feet (fronting - Rice <br />Street) for a total square footage of 415,936 square feet. <br />2. Parcel Two (# 18- 29 -22 -22 -0007) adjoins and is directly south of parcel one <br />described above. This parcel measures approximately 1,040 feet by 200 feet <br />(fronting - Rice Street) for a total square footage of 207,968 square feet (i.e. one <br />half the square footage of parcel one). <br />3. Parcel Three (# 18- 29 -22 -23 -0001) adjoins and is directly south of parcel two <br />described above. This parcel measure approximately 1,040 feet by 200 feet <br />(fronting - Rice Street) for a total square footage of 207,800 square feet . (This <br />square footage amount is based upon Ramsey County records.) <br />4. Parcel Four (# 18- 29 -22 -23 -0008) adjoins and is directly south of parcel three <br />described above. This parcel measures approximately 639 feet (adjoining parcel <br />three) by 525 feet (facing but not frondng Rice Street). This parcel was recently <br />split from a larger parcel. According to a lot split survey, this parcel totals 340,583 <br />square feet. <br />All of the above data was obtained from information received from the developer and/or <br />Ramsey County. The following data is a summary of representations from the developer. <br />1. Parcel One and Two represent the land being used and/or to be used for the existing <br />facility; new development (in- process); and planned future development The <br />estimated value of these parcels (and these parcels only) have been included for <br />computing this Connection Charge. <br />2. Parcel Three may or may not be used for this project depending upon future events <br />and/or decisions. The value of this parcel has been excluded for computing this <br />Connection Charge. <br />3. Parcel Four was recently acquired for the purpose of providing a storm sewer <br />ponding area for development of the first three parcels. The developer anticipates <br />that this parcel will be sold or transferred to the City of Maplewood for this <br />purpose. Effectively, this parcel enhances the value or usefulness of the first three <br />parcels. The value of this parcel has been excluded for computing this Connection <br />Charge. <br />Page 43 <br />
