The vacation of the Woodlynn Avenue right of way
as proposed does not adversely affect City street and utilities in the area.
We've also reviewed the property survey and easement descriptions and have the
following comments to offer.
Sanitary sewer exists within the 20 foot easement along the west property line
of the parcel. Apparently the 10 foot wide sewer easement on the south side of
the parcel, Doc. No. 175050, was established for the extension of a sewer
service to serve Parcel B. The vacation of right of way as proposed presents
no detrimental effects upon sanitary sewer in the area.
An 8" water main extends easterly from Rice Street within the Woodlynn Avenue
right of way. The water main is located near the center of the right of way
and so the proposed vacation has no detrimental affects upon water main in the
area.
A storm sewer catch basin exists just south of the proposed vacation area.
Storm sewer extends from this location westerly to Rice Street. The storm
sewer within the Woodlynn Avenue right of way is not adversely affected by the
vacation of Woodlynn Avenue as proposed.
The right of way for Woodlynn Avenue is 40 feet wide with the exception of the
area of the proposed vacation. By vacating the property as proposed, the
Woodlynn Avenue right of way would be 40 feet wide throughout. It is not
apparent as to why the proposed vacation area was secured by the City.
We have reviewed the survey and easement information submitted by Glenn Bergman
to the City on January 8, 1991. Entrees 129 and 130 are incorrectly depicted
upon the survey. The correct location of the easement as described is
illustrated on County 1/2 section maps for the area.
Page 7
2335 West Highway 36 • St. Paul, Minnesota 55113 • 612 - 636 -4600
